Most Aurora homeowners pay $200 to $350 for a professional gutter cleaning. The price is set by your home's size, roof pitch, and roof elevation, and you get it as one flat number. A twice-a-year plan runs $360 to $630 a year and saves 10 percent. Three cleanings a year runs $480 to $840 a year and saves 20 percent. If your gutters are packed with old sediment, wet cleaning is an add-on that typically costs $50 to $100 extra. The number we give you is the number on the invoice.

That's the answer. The rest of this guide covers how our gutter cleaning pricing works, how to check the plan math, and where Aurora homes tend to land. It also covers why wind and open lots fill gutters differently here, what a complete cleaning includes, and when a cleaning won't fix your problem. Pricing is the same in Aurora as it is across the line in Denver.

How the price is set, and why we do it this way

Three things set your number: home size, roof pitch, and roof elevation.

You answer a few quick questions in our instant quote tool and get a price in about 60 seconds. No visit is needed. We confirm the details and schedule. Nobody measures on arrival, and nobody revises the total once the crew sees your roof.

Some quotes depend on your linear footage, your story count, or "how bad it looks when we get there." All three leave the total open until someone is standing in your driveway. Most homeowners don't know their gutter footage, so a quote built on it isn't one you can check before you book. We'd rather you know the number when you agree to it.

Why the common answers fall short in Aurora

"My house is new, so the gutters are fine." New construction in east Aurora still collects debris. On open lots, wind carries leaves, seed, and grit onto the roof from blocks away, and a builder-grade system that's never been cleaned often has a packed downspout elbow.

"It just depends on square footage." Roofline decides the work, not square footage. A ranch with one long gable has simple, reachable runs. A two-story of the same size takes taller setups and more repositioning. That's why pitch and elevation are part of the price.

Check the math on a plan

Two cleanings cost twice the single rate minus 10 percent. Three cleanings cost three times the single rate minus 20 percent.

Medium house$250$500$450$750$600
Large house$300$600$540$900$720

On a medium house, the 3x plan works out to $200 a visit, the same as a single small-home cleaning.

Where Aurora homes tend to land

Aurora is the second-largest city in Colorado, and the housing stock covers a lot of ground.

West Aurora ranches and split-levels. Neighborhoods from the 1970s and 80s. Ranches with low eaves usually sit toward the lower end for their size. Split-levels with staggered roof heights often land a step higher than the square footage suggests.

East Aurora two-stories. Newer construction pushing toward the plains. Taller walls and steeper pitches move these up the range.

Townhome communities. Usually the small home or townhome tier. If you manage a community, we schedule service across multiple units with documentation and consistent pricing.

The instant quote sorts out your tier. You don't need to guess.

Aurora's debris year

National advice assumes one fall cleaning. That doesn't fit the Front Range.

SeasonWhat lands in the gutterWhat it means for you
Winter into MarchBark, seed pods, and grit washed down by heavy wet snow and freeze-thawA gritty layer settles in the trough
MayCottonwood fluffMats into a dense layer when wet. Clean after the drop
May through AugustShingle granules knocked loose by hailHeavy grit packs into sludge rain won't move
Year-roundWind-driven leaves, seed, and gritFine debris compacts in the trough and elbows
October into NovemberLeaf dropClear before the first hard freeze

Wind. Aurora sits east of Denver's urban wind shadow. Sustained wind drives fine debris into the trough, where it settles tighter than material that just falls in. It also works hangers loose and pulls on seams, which is why the inspection side of a cleaning matters more here.

Hail on open lots. Less canopy means gutters take direct hits, and the roof sheds granules for weeks afterward. A cleaning after a major storm is the one people skip and shouldn't.

Winter, ice dams, and clay soil

Aurora sits at about the same mile-high elevation as Denver and gets the same freeze-thaw swings. A gutter that goes into winter full holds water. That water freezes, adds weight, and pulls on hangers wind has already loosened. Standing ice also feeds ice dams, which push meltwater under the roofline and behind the fascia.

If you book one cleaning a year, make it the one after the leaves are fully down and before the ground freezes.

At the foundation, Aurora has the same expansive clay soils as the rest of the Front Range. Clay swells when wet and shrinks when dry, and a clogged gutter dumps the whole roof's runoff right there.

We work year-round, but ice limits what can be reached safely from a ladder. If your gutters are already iced over, call and we'll tell you honestly whether it's a now job or a wait-for-a-thaw job.

What a complete cleaning includes, and where cheap quotes cut corners

What our standard cleaning includesWhere low quotes often fall short
Hand removal of leaves, needles, and packed debrisBlown out, compacted layer left behind
Downspout clearing to remove blockagesDownspouts glanced at, not cleared
Slope test to confirm flow toward the downspoutsNo flow check
Visual inspection for hail damage, cracks, rust, and wearNobody looking past the leaves
Before and after photosNo record of the work
Debris bagged and hauled offBags left at the curb or dumped in landscaping

Three things are not in the flat price: wet cleaning, water-flushing the downspouts, and clearing debris built up on the roof itself. Roof debris can be quoted separately.

The downspout step is where most quotes differ. A clean trough draining into a blocked downspout still overflows. And if the crew spots a loose hanger or pulled seam, we stop and tell you whether it's "keep an eye on it" or "deal with this soon."

Questions to ask before you book

These apply to any company, ours included.

  • Is the price fixed before the crew arrives? If it depends on measuring on site, it can move.
  • Are the downspouts cleared, or just checked? Those are different jobs.
  • Is wet cleaning included, or extra? With us it's an add-on, recommended only for very packed gutters.
  • What happens if you're not happy? With us, you call. We come back out and make it right, or comp your next cleaning.

How often to clean gutters in Aurora

Your lotRecommendedTiming
Open lot, little tree cover2x a yearLate spring after cottonwood, fall after full leaf drop
Mature deciduous trees nearby2x a yearFall visit after full leaf drop, not during
Cottonwoods, pines, or trees on several sides3x a yearContinuous debris outpaces two visits

Twice a year is the baseline. A cleaning done while half the leaves are still up means doing it again.

Signs you need a cleaning, no ladder required

  • Water spilling over the gutter edge during rain
  • Seedlings or weeds growing in the trough
  • Gutters sagging or pulling away from the fascia
  • Water pooling near the foundation after storms
  • Icicles along the gutter, a sign water is sitting in the trough

DIY or hire it out

On a single-story ranch with level ground and a solid ladder, cleaning your own gutters is a fair weekend job. East Aurora's two-stories change the math. Reaching sideways from a ladder is how ladders slide, and wind adds risk at height. A homeowner is also looking at leaves. A trained crew is looking at hangers, seams, pitch, and fascia too.

What skipping it costs

What you're paying forPublished range
Gutter cleaning, one visit$200 to $350
Gutter repair, scoped as one flat price$100 to $900
Wood or composite soffit and fascia replacement$20 to $35 per linear foot
Typical full gutter replacement$2,500 to $3,500

Our two-year workmanship warranty on installations and repairs doesn't cover damage from lack of maintenance, including clogged gutters. Keeping gutters clean protects work you've already paid for.

When a cleaning isn't the answer

The system has worn out. Many west Aurora homes still have original gutters 40 to 50 years old. If seams leak or runs sag back after being reattached, the fix is gutter repair or gutter replacement.

The fascia is soft. Gutters that won't stay attached usually mean the board behind them can't hold a fastener. That's soffit and fascia work.

You're cleaning three times a year and still fighting it. The right gutter guards reduce cleaning. They don't eliminate it.

Water pools at the foundation even with clean gutters. That's usually a downspout dumping too close to the house. Our downspout work can extend or reroute it.

Why Aurora homeowners book with us

The number we give you is the number on the invoice. You get a flat price from the instant quote before anyone climbs a ladder.

Crews inspect while they're up there. Every cleaning is also a roofline check, with photos and a straight read on anything we find. In a city where wind loosens hangers and hail dents seams, that's often the most valuable part of the visit.
